Maintenance Dues
Homeowners have to pay three different monthly maintenance dues; two to the Master Associations, the last one to the individual neighborhood.  Please make checks payable to the following appropriate associations:

Isles at Bayshore Master: $48.00 QUARTERLY

The Shores Master: $38.40 Monthly

The Shores Condo. 1: $166.00 Monthly

The Shores Condo. 2: $121.50 Monthly

The Shores Condo. 3: $155.50 Monthly

Remember that maintenance dues are to be paid the first of each month

There will be a late fee of $25.00 charged to your account for payments that are received on or after the 15th of each month.

Screening Information
All prospective tenant(s) MUST be screened!
Cost: Standard Fee is $100.00 and has a turnaround time of 10 business days
 
  These costs are per applicant, unless married. They cover a full screening of applicant.  This is for your own protection and is demanded by the association's rules and regulations.
  Business Check or Money Orders ONLY: payable to the Shores 1,2, or 3.  Fee is per Screening Application.
   
Only 2 tenant(s) per bedroom
A copy of the first and last page of Lease Contract must be submitted to the Management's office with the application prior to approval.
Owners must sign an addendum provided by the Association, assuming responsibility for tenants. Prospective Tenants must sign addendum acknowledging receipt and understanding of the Rules & Regulations.

Estoppels Information

Estoppels Fees: Standard Fee $200.00 and it takes (7-10) business days
  Rush Fee $225.00 and it takes (3-4) business days
   
 

Business Check or Money Orders ONLY: payable to M&E Associates of Miami, Inc.  Fee is per estoppel.

You must request three estoppels, a)Isles at Bayshore Master, b) The Shores, and c) The Shores Condo. 1,2, or 3.

PUD Information
PUD Fees:
(Condo Questionnaires)
Standard Fee is $150.00 and it takes (7-10) business days.
  Rush Fee is $175.00 and it takes (5-7) business days.
   
  Business Check or Money Orders ONLY: payable to M&E Associates of Miami, Inc.  Fee is per Condo. Questionnaire/PUD.
Architectural Modification Applications (ACC's)
ACC's take 7-10 business days for us to receive a response from the Architectural Control Committee.  Afterwards, a homeowner should expect to have the letter within 7 Business Days.
